Friends of the Earth campaigns co-ordinator Cam Walker said “what the government fails to mention is that the Point Henry smelter is not dependent on receiving energy from Anglesea to be viable. Alcoa could buy renewable energy to meet its needs and keep Point Henry going.”

Alcoa began operating the mine in 1961 and indicated in 2008 that it would exercise its right to extend its lease another 50 years. Any future mine expansion will now be limited to three per cent of its total lease area, which is 7,145 hectares, and be subject to a new environmental process.

“The Energy and Resources Minister, Mr O’Brien, says that the revised agreement is a ‘win-win’ outcome. But who wins? Alcoa, who gets to continue to burn dirty, high sulphur coal,” Walker said. “Who loses? The community of Anglesea, who will have to bear decades of public health impacts. The environment loses, as climate pollution will continue. The highly significant coastal heath lands will continue to be negatively impacted”.

“The time for further investment in dirty coal is over. The Baillieu government has yet again missed a significant opportunity to begin the transition to sustainable energy”.

“While the government can say that Alcoa had the right to extend its agreement, the fact remains that the coal resource is the property of the state, not the corporation. A giant corporation has won out against the long term interests of the local community. While landowners in places like Bacchus Marsh also have no control over new coal and CSG operations on their land, the government has chosen to side with a multi national corporation. It should have had the courage to oppose this extension.”

This week the Reserve Bank of Australia decided to leave the cash rate at 4.75%. The the big news announcement that Australia’s Gross Domestic Product rose by 1.2% which clearly shows that the summer floods and storms seriously impacted our two biggest export commodities – iron ore and coal. A better result than expected as the economy returns to growth in the June quarter, so the September quarter should be a positive G.D.P. result also.

As we have been saying “it all points to the right time to be buying here in Lorne’. We will look back in years to come and say that the Lorne property market bottomed in 2011.

‘Lorne – Weekly report’. The Lorne Performing Arts Festival has its inaugural event this weekend and we wish all those involved every success with the weekend that lies ahead. On the sporting front unfortunately the U/13 Lorne netballers lost their preliminary final but to finish third was a great effort that all can be proud of. Kenyan James Kipkelwon smashed the course record in winning the seventh Great Ocean Road Real Estate International Marathon from Lorne to Apollo Bay last Sunday.

Kipkelwon, 32, clocked 2hours 27mins 42secs on the 45.2km twisting, hilly trek to break Mark Tucker’s 2010 milestone by more than two minutes.

The member for Gippsland and Shadow Secretary for Roads and Regional Transport is lining up in the iconic race for the fifth occasion and has a personal best time of 3hours 33mins for the twisting, undulating trek.

The five‐event distance running festival has attracted about 3500 competitors from 12 countries, but the 700 plus starters in the Lorne‐Apollo Bay run will have to negotiate at least four cordoned‐off areas affected by landslide damage from flooding earlier this year.

VicRoads has assured event organisers that everything will be in order for the seventh staging of the festival which includes a 14km TAC Wheelchair Athletes’ Challenge, offering an all expenses paid trip to the 2012 Honolulu Marathon for the winner.

The festival, sponsored by Great Ocean Road Real Estate, has been somewhat of a magnet for fitness‐conscious parliamentarians since its inception.

Former State Tourism Minister Tim Holding, now Shadow Finance Minister, is a regular in the marathon and former long‐term Federal Member for Corangamite, the 73‐year‐old Stuart McArthur, will contest the Fagg’s Mitre 10 half‐marathon for the seventh time.

After a lovely stay of 12 nights in a tent in the Southern Tablelands, not the warmest of places, Carolyn and her horse Grace came away with a win in the main event, the Combined Driving Championships. She won her section Novice Horse, ending up with the best overall score of the competition. Combined Driving takes the same format as Eventing but in harness, having a Dressage phase, the Marathon (Cross Country phase at speed) and Cones phase(Show-jumping).

Carolyn also won Best overall Driver of the competition (under 60!) and the Concours d’Elegance award for best Single turnout.

Well done Carolyn!

The course is 1.2km from the Lorne Pier to the foreshore in front of the LSLS clubhouse. It’s a fantastic time to be down the coast.

The best performed town was Aireys Inlet which saw its median price increase by 32% over the last financial year to $630,000 up from $475,000. There were 34 houses sales recorded, up from 27 the previous year. Numbers of land sales in Aireys Inlet were small due to the lack of available vacant land.

Take a long term view
Take advantage of the cyclical booms that occur in property by planning to keep your investment for the long term. Be prepared for the highs and lows by making sure you have realistic financial goals and are comfortable with how much you are borrowing. Be prepared for changes to interest rates and increases to other expenses relative to your investment property including rates, insurances and management fees. It is also prudent to set up a ‘sinking fund’ for each investment property to cover repairs and maintenance that will inevitably arise in time.

Do your homework
Obtaining as much market information as possible about the property will help you make an objective decision. Research the capital growth history of the area and the potential rental income of the property (real estate agents and property research companies are a good starting point). Calculate your net return
The net return is the figure you need to know about in order to understand how your investment is travelling. A quick way to calculate it is to determine the gross rental return and then deduct approximately 20 per cent for outgoings such as maintenance, rates, management fees and insurance. While rents won’t rise quickly (but they will rise), the cost of the investment can fluctuate which does affect your net return. If your loan repayments, fees and other costs exceed your rental income you can negatively gear your investment property. This means that the net loss can be offset against other income you earn, reducing the amount of tax payable on your other income.

Make use of equity
You might feel reluctant to use the equity in your home to buy an investment property, but it can be an ideal ready-made ‘deposit’ that reduces your reliance on savings. You can use the equity in your home or another investment property to buy a property without having to find any cash, even for the costs associated with the purchase.
A good tip is to revalue your property every year so that you can use your additional equity to negotiate a larger loan that you can reinvest in another rental property. New railway station a boost for Surf Coast commuters

RAIL connections from the Surf Coast to Melbourne have received a major boost announcing a new station for the region’s newest neighbour, Armstrong Creek.

The new station to sit on the existing railway line between Ghazeepore Road and the Surf Coast Highway. This connection will further enhance the benefits of the Ring Road by improving access to the Surf Coast.

The government is taking action to build the right infrastructure for growth to lock in a prosperous future for regional Victoria, one of the state’s key growth corridors.

The new station will provide enhanced access for residents to central Geelong and Melbourne and, as the most westerly station in Geelong, service the Bellarine Peninsula and Surf Coast region.

Victoria is the only bright light in an otherwise ailing residential construction industry, accounting for more than twice the private housing starts of any other state.

The latest dwelling start figures show New South Wales had the second-worst March quarter in the 40 years records have been kept. Work started on just 3672 private houses in NSW, fewer than half the 8843 in Victoria and also fewer than Queensland and Western Australia.

Victoria was an exception, and developers were moving from NSW to Victoria as a result.

The Great Ocean Road Real Estate Marathon – May 15 & 16

The Great Ocean Road Marathon and Festival of Distance Running has a new major sponsor – GREAT OCEAN ROAD REAL ESTATE.

3 Old Ocean Road, Separation Creek sold last week and also set up a new record sale price for the township! The market continues to accelerate.

An indicator of a change in our selling environment is when a lot of property that has been “sticking” around for long period of time (e.g. greater than one year), start to sell and at a strong value. For example: 9 Summerhills Avenue and 57 George Street both on for approximately 15 months.

Also when new listings are purchased very quickly (within a month) and sell at asking prices or offers within 2-3% of the asking price.

Thirdly, we are frequently experiencing multiple interest in properties for sale. That is, more than one buyer at a time offering on a particular listing creating a competitive environment and therefore pushing prices higher.

In my opinion, a shift from a balanced market to a “sellers market” is commencing and gathering momentum daily.

If sales continue in the same vain for the coming months, then scarcity of stock will become a problem, which was a characteristic of our market in the heady times of 2006/07. Strong demand combined with low stock levels will put upward pressure on prices. Good news for those who own in the area, but signs that today’s prices may look cheap in years to come.

While putting obvious pressures on city and regional areas, this will inevitably flow through to coastal areas. There is however one difference in our area. There is no further room for expansion. IT’S OFFICIAL! TORQUAY VOTED BEST HOLIDAY DESTINATION IN VICTORIA
If you watched ‘Coxy’s big break’ on the T.V. last Thursday night you would already know that Torquay was officially crowned the Best Holiday Destination in Victoria!

The focus of Coxy’s report was the beach lifestyle and he highlighted the variety of clean safe beaches together with the many associated activities such as Surf Life Saving and the ‘Nippers’ programs for the kids. Access to Melbourne via the new ring road also featured alongside the many cafes, restaurants and shopping choices.

REIV predicts next hot spots
Lorne and four other Melbourne suburbs will be the hottest places to own real estate in Victoria by 2015.

The five locations are expected to see the biggest rises in home values, according to forecasts released exclusively to the Sunday Herald Sun by the Real Estate Institute of Victoria this week.

Lorne, Toorak, Carlton, Spotswood and Skye, where would you rather live? Or at least holiday?

All are forecast to post strong property price growth in the next three to five years, REIV chief executive Enzo Raimondo said. Aside from the economy, population change and housing supply will have the most influence on house prices in the next decade, he said.

Presentation is one of the most important price-affecting factors when selling a home. Buying a property is an emotional experience. How people feel about your home can be as important as its location, size and features.

This is one of life’s most important purchases and how the house looks and feels should confirm the buyer’s decision. Buyers want clean, modern interiors in neutral colours. Space, storage and low maintenance are also important. At the very least, the property should be clean, freshly painted and free of clutter. The rest will depend on your budget.

If the property has land value, no matter what physical condition the property is in, focus on the block itself. Remove rubbish or hazards to create a positive impression.

Adopting the hints below can add thousands of dollars to the price you get for your home.

• Create an appearance of space. Use mirrors, glass-topped tables and compact furniture. And store excess furniture, including all the family hand-me-downs. If the furniture is in poor condition, rent new furniture in neutral tones.

Apollo Bay was ranked Australia’s eight most desirable town to visit, Lorne 14th and Queenscliff 29th on a list compiled for Australia Traveller Magazine. Port Fairy came in at number five.

Yamba in NSW was ranked Australia’s top town by a panel of 12 people of different sectors of the tourism industry. Esperance and Port Douglas were second and third and fire devastated Marysville ranked 56th.

Lofty ratings for Apollo Bay and Lorne came as little surprise to residents and regional tourism representatives yesterday.

“RURAL LIVING STRATEGY”

The Colac Otway Shire has just released an information bulletin pertaining to a process of developing a land-use framework to guide current and future rural living with the Shire.

The strategy follows on from the Rural Land Strategy 2007 which identifies the need to provide rural residential development in planned locations and recommend the council undertake an assessment of suitable areas.

The Rural Living Strategy will:
• Identify appropriate locations for the application of the Rural Living Zone i.e. Rural locations where rural residential development on small lots is permitted
• Review existing zones and town boundaries of small settlements throughout the Shire
• Review Farming Zone land within the Shire to identify appropriate areas to be rezoned to Rural Conservation Zone
• Provide a greater level of clarity to planners and land owners on the application of councils policy for sub-division and housing in rural areas

Key themes of the Strategy include:
1. The need for a clear boundary between productive agricultural land and rural living areas to reduce potential conflicts between agriculture and other land use
2. The need to think about the sustainability of communities, particularly climate change implications and the importance of protecting flood protection land
3. Consolidating existing settlements rather than allowing for isolated development. This aids the protection of important environmental landscapes and agricultural land whilst supporting the provision of infrastructure to accommodate growth.

A year ago today we were marketing 79 listings across Torquay, Jan Juc and districts excluding land subdivisions. A year ago this week the RBA dropped the standard variable rate by 75 basis points – the largest in years. A year ago today buyers and investors were sitting on their hands and we were calling the market ‘the wait and see’ arena in the face of some of the worst outlooks in decades. Sales locally were down by as much as 59% in some sectors of our market against 07-08 results. Yet ……a year ago today well located, well positioned and well presented properties still sold in this great place.

Today – Despite Great Ocean Road Real Estate, Torquay establishing itself among the market leaders locally, we are currently marketing 59 exclusive listings and enquiry is not only buoyant, it’s genuine and for the most part well qualified and ready to buy. The market has changed dramatically for the better since May of this year and with the exception of October; July was a record month for us in terms of volume and prices achieved. Notably, 22 of our sales since June were for properties that have been on the market for periods in excess of seven months and five of these had been on the market over 11 months – thank you to those sellers for their patience and trust in our abilities and marketing net!

Current selling times have come back dramatically and are nearing late 07 campaigns and our recent auction sales have exceeded reserves i.e. Competition has returned. Availabilities across the towns are falling as we move into the traditionally ‘ hot ‘ summer selling season and that means that if you are looking to buy ,it would be prudent to act now.

Extremely strong activity in recent weeks has agents talking about the ‘good old days’.

Just this week our agency has received offers from three parties on the one property which has only been on the market for around a week. The end result to the vendor being a sale well above the asking price. Clear evidence of the strength of the market.

“For those prospective buyers who have aspired to buy into one of Australia’s coastal lifestyle markets but couldn’t quite afford to do so, now may be a good time to consider your options…. It is becoming increasingly clear, however, that many of those lifestyle markets have seen the worst and are now showing some signs of improvement.”

- The number of house sales across the major coastal markets has increased by 37% since bottoming twelve months ago.
- The time it takes to sell a house is becoming shorter across most markets and vendors are discounting their properties less.
- The total amount of stock available for sale is gradually reducing indicating that supply is being absorbed by the heightened level of buyer activity.

The turnaround in market conditions is coming from a low base, however, and most coastal lifestyle markets still provide a wide range of opportunities.”

Lorne Pool Heating

Lorne is a special environment in that it is one of the few seaside localities in Australia where the ocean is visible from the main street. A heated pool on the Foreshore would provide residents with an easily accessible facility and visitors with a unique tourism experience.

In 2006, the community identified the need for a heated pool in Lorne as one of the priority community projects. The Lorne Aquatic Project (LAP) Team was formed in response to this need.

The LAP Team has worked diligently for two years to achieve this goal for the Community. Progress has been methodical, guided by the Committee of the Lorne Community Building Initiative (LorneCH).

The committee has reached a very critical stage on the journey towards a Heated Pool for Lorne, at the moment there are two funding applications in place. These applications are for funding to renew the infrastructure of the pool and to provide the heating system, using Geoexchange technology which the Lorne Aquatic Project (LAP) Team identified as the most cost and energy efficient.

The coastal market is statistically poised to rock the cradle of the coasts sleeping giant. Having seen the market sit relatively idle since late 2003 early 2004 these localised positives are reinforced buy a couple of external factors.

- Melbourne house prices have led the country with capital appreciation at 11.2% year to date allowing our visitors the opportunity to release some of this equity to help secure the coastal dream.
- Historically the coastal market has been 6-12 months behind the trend of the Melbourne market.
- Even with a recent 25 basis point rise, interest rates are still low and affordable for those with secure cash flow.

* The third term school holidays vacating are almost complete.
* Visitations and focus of local owners, absentee owners, would-be owners and visitors alike is again re-aligned to “our backyard”.

Many coastal traders report that their businesses are re-born with the seasonal return of Great Ocean Road Holiday coastal lovers. Expectations of record numbers are buoyant as the Geelong bypass puts a new definition of travel time and stress free motoring to coastal havens of Torquay, Anglesea, Aireys Inlet, Lorne and Apollo Bay. A trend that is also being reinforced by the coastal portals of our accommodation businesses.

What about real estate and coastal property values many will ask?

According to rpdata.com.au (ASX: RPX) property database, which is Australia’s largest and includes over 170,000 sales during the first eight months of 2009, home values in Australia rose by an exceptional 1.9 per cent during the month of August. This brings cumulative capital growth in the first eight months of 2009 to a better than expected 7.9 per cent. Leading the recovery through 2009 has been Melbourne with 11.6 per cent capital gain year to date in 2009.

From an interested observers perspective this increased market activity is another great sign for “our backyard”. Historically the coastal market has followed the trend of the “big smoke” albeit with a time delay of approximately 6 months prior to our seasonal cycle.

On average across our core business regions 57.7% of homes are owned by absentee property owners (i.e. second home owners).

With our Melbourne Metropolitan and country visitors set to revisit there are a number of positives that reinforce our optimism for the coming year.

Or, if you currently own your property and want to add value then the following tips may help.

There are a range of things that increase the price of a property. Some of these are views be they green or water, gardens that are low maintenance, kitchens and bathrooms and of course location.

If your property already has ocean views or if you are able to add a second floor extension that will avail your property full ocean views then this will add approximately 20% to the house value. A partial view will increase your value by 15%. A green view such as mountain ranges or a park next door can add up to 10%. Many properties in Apollo Bay, Lorne, Aireys Inlet and Torquay are afforded ocean views.

Green features such as solar hot water and water tanks should increase a homes value in the future.

Kitchens and bathrooms add value. One billion dollars is spent annually replacing approximately 90,000+ kitchens in Australia.

Gardens are great way to add value to a property, preferably native gardens. There are many native plants that flower beautifully in winter. And they are low maintenance. Seek out your local gardener and you might be surprised by the selection open to you.

This is set to make a huge impact on the Surfcoast region. Dependent on your point of view locals may argue that the environmental damage and change in culture can only harm the area. And others will argue that it will provide jobs and a higher education system. The debate will go on for a long time.

But one thing is certain, the ring road is here.

The Geelong Ring Road will provide greater connectivity to some of Victoria’s most popular tourist destinations including the Great Ocean Road. If you are a regular traveler to or from Melbourne then you can eliminate 29 sets of traffic lights thereby reducing your travel time by around 10-15 minutes.

Tourism studies have an estimated 300,000 people visiting the region each year, injecting between $15 – $19 million dollars thus creating 1,400 permanent jobs per annum.

How will the ring road affect real estate?

Surf Coast Shire is expected to grow significantly, with most of this growth occurring in Surf Coast East.

The Economic and Land Use Impacts of the Geelong Ring Road (2009) is a new report that examines likely growth areas as a result of the development of the Ring Road and the duplication and upgrade of Princes Highway West. Funded by the City of Greater Geelong, G21, the Committee for Geelong and RDV, the report will inform Council and agency planning processes for services and infrastructure.

Released three weeks ago, the report shows how the Ring Road and Princes Highway Upgrade are expected to increase the region’s population, industry and employment opportunities, and how this is likely to impact on the region’s land use requirements. It also presents specific recommendations on how the region can make the most of the opportunities that these important pieces of infrastructure present.

The information provided may affect land rezoning and help target investment attraction efforts. The report will also help us understand which businesses are likely to relocate because of the infrastructure improvements. This may well result in freeing up of some large sites with redevelopment potential for more valuable uses.

They are looking at properties advertised by Great Ocean Road Real Estate and notice the QR codes. Now they can view up to 26 images and contact the agent directly.

Is my mobile phone enabled to scan a QR Code?
